Option 1:


Download all the necessary forms from us for free, fill them out and take them to the appropriate court along with the appropriate filing fee and have the Sheriff's Office serve your paper. The Sheriff charges $40.00 per defendant.

What to expect when choosing this option:

First and foremost it is very important that you fill the paperwork out properly. If any of the paperwork is done improperly your case may be dismissed and you will have to pay your tenant's attorney's fees and pay to file the case again. If all the paperwork is correct, your case has been filed and you have the Sheriff's Office serve the papers, which can take a few days. You must wait 5 days not including weekends and holidays to proceed with the second step. If the tenant has not filed an answer, you may proceed. You can download all the paperwork from our site, fill them out and take them to the appropriate court. You will leave the paperwork with the court and they will send the file to the judge to be signed (usually 5 to 7 days) and then they will forward the paperwork to the Sheriff's Office to continue the process. This can take a couple days for the Sheriff to post the 24 hour notice on the tenant's door. Even though it is a 24-hour notice, it still takes a few days sometimes a week or more for the Sheriff's Office to follow up. They will call you and schedule a time to meet you at the property to change the locks and physically remove the tenant from the property if necessary.




Option 2:


Download all the necessary forms from us for free, fill them out and WE will take them to the appropriate court, file and serve the papers the same day. We will then follow up in 5 days and file the second step with the court. This service is $50.00 per defendant plus the appropriate filing fees.

Option 3:


We will draft all the necessary paperwork on your behalf and complete the uncontested eviction for you. You must understand that we are not attorneys and do not provide you with legal advice. In order for us to legally offer this service to you we must have a signed limited property management agreement allowing us to manage the property during the eviction process. This service is $100.00 plus $50.00 per defendant and the appropriate filing fees.

Option 4:


Hire an attorney to handle the case for you. This will usually cost between $250.00 and $500.00 plus the filing fees and other costs. If you wish to go after any back rent and/or damages, we highly recommend using an attorney. The services we provide are only for you to take back possession of your property
